    The Hidden Costs of Home Renovations: What Homeowners Need to Plan Beyond the Contract

    In San Diego, when you want to seek a home renovation, proper planning is necessary. Initially, most homeowners think they need to hire the right contractor, and that will settle everything.     The reality is that during a home renovation, you may have to pay in various areas. Unless you have a proper idea about these, you will end up paying extra. 

    • Permits and city fees

    San Diego’s permit costs come into the picture when you plan for a home renovation. This can be necessary even when you want to expand the kitchen or bathroom. However, that is not all. Based on the property type, you may need electrical and plumbing permits, too. There can be changes in the HAVC layout or structure of the house. These can also incur additional charges. 

    In some cases, you have to pay the Homeowner association fees. If you live in an HOA community, they may ask for architectural review fees. So, on average, you can keep roughly 3-5% of your construction budget to pay these permits and fees.

    • The expenses for design and planning

    Your contractor will give you a bid based on plans. However, in most cases, an architect or designer creates those plans. Of course, they will charge an amount for each project. The fee will vary depending on the size of the project and the type of renovations you want. These costs come before construction even starts. And they’re separate from your contractor’s bid.

    • The hidden costs that take place during property renovations

    Are you going to renovate the kitchen and a few other rooms in the house? Then, be prepared for some other charges. These are not related to any architect or contractor! These will be for carrying on with your daily activities and meeting needs.

    In case the kitchen is being renovated, you may have to eat out or order food for a few days or even weeks. That will incur some additional cost. 

    If it is about a whole-house renovation, be prepared for many additional expenses. For example, you may need to store your belongings, appliances, and furniture somewhere. Certainly, you cannot store these out in the open! So, the charges for a temporary storage service are there on the cards. If you want a storage unit with climate control, it will be costlier.

    You may also have to hire a professional packer and mover company. They will also charge you extra for their services. 

    Summing it up

    It is true that a lot of additional costs come into the picture when you plan for a property renovation. However, you can keep the additional expenses under control. You can do your research online and consult with people who have recently done such renovations. The guidance of trusted and veteran contractors can also help you reduce budget overruns.
