    What Long-Term Investors Can Take From Satish Sanpal’s View of Dubai Property

    Dubai property has rewarded investors handsomely in recent years, but rapid price growth can make it tempting to judge the market quarter by quarter.

    Satish Sanpal takes a different view.

    The Founder and Chairperson of ANAX Holding has argued that investors should focus less on short-term noise and more on the fundamentals that continue to draw people and capital to Dubai. His advice in a recent Entrepreneur Middle East interview was unusually simple:

    “Think long-term.” (Entrepreneur Middle East)

    Behind those two words is a broader argument about how investors should approach a market that has already been through several cycles.

    Look Past the Immediate Cycle

    Sanpal’s point is not that Dubai property moves in a straight line. It clearly does not.

    He acknowledged that the market has slowed before, but argued that it has repeatedly recovered with stronger foundations. In his view, periods when buyers become more cautious can also create opportunities that are harder to find when demand is running at full speed.

    That is a useful distinction for property investors.

    A short-term investor is mainly concerned with where prices might move next. A longer-term buyer is more likely to ask whether the city itself is becoming more attractive, whether demand has structural support and whether the property they are buying will still make sense several years from now.

    Sanpal believes Dubai continues to perform well against those questions.

    The Fundamentals Still Matter

    Dubai Land Department figures show that Q1 2026 remained exceptionally active. Total real estate transactions reached AED252 billion, up 31 percent in value year on year, while real estate investment climbed to AED173 billion. The emirate also attracted 29,312 new investors during the quarter, a 14 percent increase. (Dubai Land Department)

    Those figures help explain why Sanpal remains confident despite periods of uncertainty.

    His broader case rests on more than transaction volumes. He points to Dubai’s regulatory environment, infrastructure and ability to attract international capital as reasons the market should be viewed over a longer horizon.

    For an investor, that means looking beyond the apartment itself.

    Transport, population growth, employment, new business formation, schools, healthcare and the continued development of neighbourhoods all influence the long-term usefulness and desirability of property.

    A well-chosen home in an area benefiting from those trends may ultimately be more important than trying to time the perfect month to buy.

    More Negotiating Power Can Be an Opportunity

    There is another part of Sanpal’s argument that is particularly relevant when markets become more measured.

    When buyers take longer to commit, developers and sellers may become more flexible. Sanpal has pointed to pricing and payment-plan flexibility as examples of leverage that can become available during quieter periods and disappear again when competition between buyers increases.

    That does not mean every slowdown represents a buying opportunity. Investors still need to assess the developer, location, pricing and product carefully.

    But it does challenge the instinct to wait until confidence is visibly booming before entering a market.

    By that stage, much of the negotiating advantage may already have gone.

    Buy the Property, Not Just the Market

    Sanpal’s long-term view also fits with his comments about buyers becoming more selective.

    Dubai’s market is maturing, and investors are increasingly scrutinising product quality, pricing and developer credibility. That puts greater importance on choosing the right property rather than simply assuming that every Dubai development will perform equally.

    For investors, the lesson is fairly straightforward.

    The headline market matters, but so does the building, the neighbourhood, the developer and the reason someone will want to own or rent that property years from now.

    Sanpal remains firmly committed to the UAE because he believes those wider foundations remain intact.

    For long-term property investors, that may be the more useful way to look at Dubai too: not as a market to chase from one quarter to the next, but as a city whose value proposition has to be judged over years.
