    Why EPDM Roofing Is Becoming the Top Choice for Commercial Buildings

    Commercial buildings need a roofing system that can withstand decades of exposure to the elements and stay functional across large surface areas. 

    That’s why more of today’s commercial buildings are being built with EPDM (ethylene propylene diene terpolymer) roofing systems. They’re durable, flexible, and affordable.

    Originally created in the 1960s, EPDM has become one of the most widely used commercial roofing materials for flat and low-slope roofs. It can withstand UV radiation, continuous temperature fluctuations, and harsh weather, making it perfect for a variety of commercial buildings.

    EPDM is exceptionally durable

    Commercial property owners rely on their roofing system to protect their property and can’t just choose any type of roof. The best roof will last decades while only requiring minimal maintenance, and that’s why EPDM is popular. 

    It’s basically a synthetic runner membrane that can handle extreme temperatures, won’t crack easily, and stays strong when applied to vast surfaces. It can last between 20-30 years or more with proper maintenance.

    EPDM is UV-resistant

    EPDM rubber membrane roofing systems are exceptional at resisting harsh UV radiation from the sun. Unlike other roofing systems made with materials that degrade fast, EPDM maintains its strength and elasticity throughout long-term ultraviolet light exposure. For buildings located in warm areas that get a lot of direct sunlight, EPDM is ideal.

    Flexibility is critical

    Temperature fluctuations naturally cause roofing materials to expand and contract repeatedly. This causes cracking that eventually leads to constant repairs and/or water intrusion. EPDM will stay flexible even in temperatures as low as 40°F and as high as 300°F — provided it’s been installed correctly. As the temperature shifts and the material flexes, it won’t tear or split.

    EPDM can withstand harsh weather

    When you’re dealing with hail, harsh winds, heavy rain, and snow, EPDM roofing systems outperform most other options. EPDM rubber membranes are thick enough to withstand these conditions and have limited seams, making leaks less likely.

    A properly installed EPDM roofing system can withstand significant wind uplift. This is especially important in areas that get a lot of storms and high winds.

    It’s cost-effective to install and maintain

    Commercial roofing systems aren’t cheap, but some materials cost less than others. With EPDM, you get strong protection, durability, and a lower cost compared to other options. According to Fixr, the average cost to install EPDM roofing is between $4.25-l and $13 per square foot, which is much lower than other materials. It’s even slightly cheaper than PVC and TPO roofing systems.

    EPDM is cost-effective to install because it’s manufactured in large sheets around 50 feet wide, which means there are fewer materials to work with and the process moves along much faster. The membranes are installed using adhesive bonds, mechanical fasteners, or ballast systems. For large commercial roofs, this means substantial savings on labor costs.

    Maintaining an EPDM roof is relatively easy compared to other systems. Repairs can be done fast with adhesive patches or overlays, and there’s usually no disruption to the business.

    Flat roof performance is significant

    Flat and low-slope roofs are created to maximize interior space and create a simple design but are often susceptible to leaks. Flat roofs can be especially problematic if they collect standing water and have poor drainage systems. EPDM is perfect for flat roofs because with limited seams, there’s far less chance for leaks, even if the drainage system is blocked.

    EPDM can be energy efficient

    Since it costs a lot to heat and cool commercial spaces, energy efficiency is a priority for many building owners. Choosing the right roofing system can reduce the cost of heating and cooling. 

    For example, some EPDM materials come with a reflective or white surface that reduces heat absorption from the sun. The right reflective materials can reduce roof temperatures by up to 50°F and limit the need for air conditioning in hot summer months.

    A surprising benefit of EPDM roofing is how it can help reduce the overall temperature in a given area where there are clusters of large commercial buildings. Reflective roofing materials reduce heat accumulation, and when there are a lot of buildings following suit, the impact can be significant.

    EPDM membranes are built for long-term performance

    Today, EPDM roofing systems are a top choice in commercial construction because they’re durable, flexible, and affordable. Their ability to withstand harsh conditions with minimal maintenance while performing reliably on flat roofs makes them ideal for commercial buildings. 

    Property owners looking for roofing material that will provide long-term protection should consider EPDM as a practical solution to protect their investment.
