    The Rising Absorption Rate of Office Space

    Global Capability Centres (GCCs) are largely responsible for the dramatic uptick in office space absorption in Chennai during the past several years. The GCCs rented over 1.4 million square feet of office space in 2022. This figure rose to 2.3 million square feet by the first nine months of 2024. The continued and robust demand for premium office space in the city is highlighted by the fact that GCCs are projected to lease an extra 3 to 3.2 million square feet in 2025.

    The government of Tamil Nadu has played a pivotal role, via several strategic measures, in fostering Chennai’s growth as a commercial centre. Corporate expansion and new product development have been supported by government initiatives such as the Startup and Innovation Policy and the Research and Development Policy. Newly established Global Capability Centres (GCCs) are entitled to payroll subsidy schemes, which has further promoted companies to open shops in the city.
