As India’s IT hub, Bengaluru has long contributed to India’s reputation as a worldwide IT powerhouse. When it comes to information technology (IT) and growth fuelled by technology, though, Bangalore has some competition from other cities in southern India that have been gaining traction over the past decade. Chennai is rapidly becoming one of India’s most important information technology hubs. Investors have shown a lot of interest in Chennai as a potential location for data centres. Large banking companies create a lot of data.

In Chennai, you may find around fifteen data centres that are up and running right now. According to experts in the field, Office Space in Chennai is projected to see a rise in demand. Chennai would still be an important part of India’s DC ecosystem because it is one of only five towns in the country with underwater cable landing points. The city will continue to be mentioned in the underwater cable projects that are planned or in the works, which will make India’s connections even better. The following are some of the reasons why international IT corporations and startups are starting to take notice of Chennai and see it as a potential successor to Bangalore.

Important reasons why IT companies choose Office Space in Chennai

Chennai is a popular choice for IT firms for several reasons. Check out below to learn more:

    Ranks #2 in software exports

When it comes to software exports from India, Chennai is second only to Bangalore. Infosys, Wipro, TCS, Accenture, and Cognisant are just a few of the leading IT and IT businesses with a large presence in Chennai. These organisations employ thousands of people. Apart from Bangalore, Chennai is the second-largest BPO in the country.

The Rising Absorption Rate of Office Space

Global Capability Centres (GCCs) are largely responsible for the dramatic uptick in office space absorption in Chennai during the past several years. The GCCs rented over 1.4 million square feet of office space in 2022. This figure rose to 2.3 million square feet by the first nine months of 2024. The continued and robust demand for premium office space in the city is highlighted by the fact that GCCs are projected to lease an extra 3 to 3.2 million square feet in 2025.

    Growth-Fostering Government Programs

The government of Tamil Nadu has played a pivotal role, via several strategic measures, in fostering Chennai’s growth as a commercial centre. Corporate expansion and new product development have been supported by government initiatives such as the Startup and Innovation Policy and the Research and Development Policy. Newly established Global Capability Centres (GCCs) are entitled to payroll subsidy schemes, which has further promoted companies to open shops in the city.

The presence of top Engineering Colleges

The presence of several world-class engineering institutions in Tamil Nadu is one of the main reasons why Chennai has become a leading IT hub. The city of Chennai is teeming with brilliant young brains since it is home to several prestigious engineering schools. The city of Chennai is known for producing brilliant engineers, many of whom go on to work in information technology.

One of the main reasons why Chennai is chosen as an operational hub by many Indian and international IT businesses is the talent pool available there. Because of this, Chennai has become a major centre for information technology. More and more new businesses are considering Chennai as a potential location to set up shop in recent times. Many businesses have relocated to Chennai because of the phenomenal success of Zoho and other Tamil Nadu-based IT giants.

    Science and Technology Parks

Tidel Park, located near Chennai, is one of the biggest information technology parks in Asia. Its 2000 launch marked the beginning of a dramatic shift in Tamil Nadu’s approach to information technology. Because of the significant boost it provided to the business, major firms began establishing themselves at Tidel Park. As a result, areas like Adyar, Thriuvanmiyur, ECR, and the OMR saw significant expansion and development. Homes in these locations were in high demand since workers favoured living so near to their places of employment.

    OMR – The IT Corridor

Some 300,000 people work for the IT businesses located on Old Mahabalipuram Road in the city’s southeast. OMR is an appealing destination due to its vibrant entertainment and social culture, excellent infrastructure, proximity to airports, and simplicity of connectivity. In addition to its already high value, OMR has become an IT centre, thanks to its notable schools, universities, and rapidly developing residential neighbourhoods.

    Premier Infrastructure

The government has launched several initiatives to improve Chennai’s infrastructure to make the city the IT capital of India. The IT centres are accessible via a network of newly improved arterial roadways. Completely state-of-the-art connections and infrastructure were upgraded. The choice of Offices in Chennai as an IT destination by some of the prominent IT companies has put the city in a favorable competitive position.

    Top Infrastructure and Business-Friendly Ecosystem

Corporate interest in Chennai has skyrocketed, thanks to the city’s excellent infrastructure, advantageous government policies, and high-quality office projects. Multinational firms find it an attractive site due to its well-planned commercial areas, contemporary office spaces, and strong connectivity. Along with other major IT and corporate centres, including Office Space in Bangalore, Hyderabad and Pune, Chennai is quickly becoming a favourite among global corporations looking for business-friendly conditions.

How Chennai will grow as an IT hub in the future

As time goes on, it becomes increasingly clear that Chennai is shifting from being a big industrial and manufacturing hub to a vibrant IT and IT powerhouse. Chennai has all the makings of India’s next major IT city, following Bengaluru, thanks to advantageous Office Space in Chennai, trained workforce, robust government backing, and low operating costs.

The IT sector in Chennai is expected to gain further momentum as more startups and international companies enter the city for its growing environment. For anyone wishing to trail the development of IT in India, Chennai should be on the radar in the coming years.
